A new self-storage facility with office suites will be going up this spring on an Industrial Drive building that raised controversy in 2007 when the village fought a proposed strip club at the site.

Life Storage Centers will overhaul the 60,589 sq. foot building at 1800 Desplaines Ave. and add a partial second floor, according to plans submitted by the company to the village's Plan Commission in December.

The new facility will have indoor climate-controlled storage units and office suites.

"The office suite component will allow small 'cottage industries' an opportunity to rent office space and store product in the same space," said the zoning board memo submitted with the application.

The village council approved an updated zoning map Monday at its meeting to indicate the 1800 Desplaines address as a Planned Unit Development. The developer submitting the plans is Christopher Barry of suburban Barrington.

Initial plans include a design with 14 office suites and space for storage units ranging from 5' x 5' to 30-foot "drive-up" units accessible by vehicle.

The property was purchased in February by Life Storage Centers from First American Bank after previous owner Christopher Wessels lost it in foreclosure.

Wessels and partner Ken DeGori were denied a business license when they proposed to open a strip club on the site in 2007. DeGori sued the village and Mayor Anthony Calderone but later dropped the suit.

Since that time the village zoning map has been changed with a section of the map designated for "Sexually Oriented Business Overlay District" marked in plum stripes. The new overlay district does not include the 1800 Desplaines property, which is visible from Desplaines Avenue.
