On Sept. 14, Forest Parkers received in the mail a reassessment notice of their properties from the Cook County Assessor’s Office, which included an estimated market value of their property. Every three years, Proviso Township has its property value assessment, which impacts how much homeowners pay annually in property taxes. Often, the higher the assessment value, the higher the property taxes.
Data provided by the Cook County Assessor’s Office shows that, this year, sale prices and market values for condominiums, single- and multi-family homes have increased in Forest Park and across Proviso Township — which includes Forest Park as well as Maywood, Bellwood, Melrose Park, Berkeley, Westchester, Broadview and Brookfield.
If any Forest Park resident thinks their property assessment is inaccurate, they have until Oct. 27 to appeal their property value assessments with the Cook County Board of Review for free.
Median housing sale prices and property values
In a subsection of Proviso Township that includes most of Forest Park, the median sale price for a single-family home last year was $350,000. In the 2023 assessment, it was $315,000. Of 58 single-family homes sold in the area last year, the minimum sales price was $150,000, and the top was $787,000.
The 2026 median assessor’s property value for over 1,200 single-family homes in the area is $334,000 — up from $296,000 in the last assessment. In the most-recent assessment of these single-family homes, the median building size is 1,226 square feet, and the median lot size is 4,029 square feet. The median year they were built is 1923.

In most of Forest Park, the median sale price for a multi-family home last year was $405,000, compared to $365,000 in the last assessment. Of 14 multi-family home sales last year, the minimum sale price was $165,000 and the top was $475,000.
This year, the median assessor’s property value for 341 multi-family homes in the area is $416,000, compared to last assessment’s $350,000. In this group, the median year homes were built is 1919, the median building size is 2,285 square feet, and the median lot size is 4,539 square feet.
In the part of Proviso Township that includes most of Forest Park, in 2025, the median condo sales price was $145,000. In 2023, it was $104,000. Of 15 condo sales last year, the minimum sale price was $86,000 and the top was $207,000.
This year, the median assessor’s property value for 197 condos in the area is $125,000, up from $101,000 in 2023. The median year this assessment’s condos were built is 1972. The median building size is 16,368 square feet, and the median lot size is just over 24,000.
Proviso Township assessments
In Proviso Township, sale prices have gone up the most for multi-family homes. The median sale price for multi-family homes last year was $449,000, up from $400,000 the year before, $383,000 in 2023, and $376,000 in 2022.
Across Proviso Township, the median assessor’s estimated market value for multi-family homes this year is $379,000, a 22% change from the last assessment.

The median sales price of single-family homes in Proviso Township also increased last year to $326,000, up from $312,000 in 2024. Prices also increased over the prior two years, from $280,000 in 2022 to $286,000 in 2023. This year, the estimated market value for single-family homes is $286,000, a 19% change from the last assessment.
Unlike multi- and single-family homes, the sale price of condominiums decreased last year — from $177,000 in 2024 to $155,000 in 2025. The median sale price in 2023 was $154,000, up from $145,000 the year prior. But the market value for condos this year shows a 23% change from the last assessment at $172,000.
According to Cook County Tax Appeal, a law firm that specializes in property value assessment appeals for the area, the last assessment in 2023 garnered over 10,300 residential appeals in Proviso Township.
